When Your Exterior Is Due for Repainting

Watch for three things rather than a date on the calendar: the color gone flat, chalk on your hand after you touch the wall, and cracking near the trim. Any of those means the film has given out and water is getting behind it.

If you want a rough interval, it depends on the substrate. Wood siding and trim generally need recoating every five to eight years. Stucco runs five to seven, shorter on damp or shaded walls. Fiber cement such as Hardie and painted masonry both reach seven to ten with sound prep and a quality acrylic. South and west walls burn through paint faster than north-facing ones on the same house, so one elevation often needs attention well before the rest.

The Best Months to Paint in San Antonio

October through April is the window. Paint needs surface temperatures roughly between 50 and 85 degrees and humidity under 85 percent to cure properly, and summer afternoons here blow straight past that.

Most painters are booked solid through spring and early summer, which is worth knowing if you're flexible. Scheduling in the off months usually means better availability and a crew that isn't racing the heat.

When we do work in summer, crews start early and follow the shade around the house. Paint applied to a wall baking at 130 degrees flash dries and never bonds properly.

Washing, Repairing, and Sealing

Prep is where the money goes, and it's the only reason a finish lasts.

   Power wash with an algae treatment: Plain water doesn't kill Gloeocapsa magma, the black algae that thrives in our humid springs. We wash with a solution that does, so the new coat bonds to clean substrate instead of sitting on top of living growth.

   Repair cracks before anything else: Stucco cracks as the house settles, and coating over an open crack just hides it until the next season. We patch and match texture first.

   Scrape failed and chalking paint: Powdery old paint pulls a new coat off with it, so we take it back to a sound surface.

   Seal every gap: We caulk windows, doors, and soffits, closing the openings where cooled air escapes and pests get in.

What We Flag Before Quoting

Paint doesn't fix rotted wood. If we find soft fascia or trim during the walkthrough, you hear about it before you get the quote.

Stucco, Wood, and Brick Each Need a Different System

We use Sherwin-Williams on most San Antonio exteriors. If you'd rather have Benjamin Moore or PPG, we'll work with it.

On siding and trim we specify UV-resistant acrylics such as Latitude and Emerald, which reflect solar heat rather than absorbing it. That reflection is what slows the fading you see on west-facing walls.

Stucco gets something different. San Antonio homes sit on soil that shifts with the seasons, so stucco needs a coating that moves with the house. We use elastomeric-modified products that bridge hairline cracks and keep water away from the framing behind them. This is the main reason we don't quote from a photo — the substrate decides the system, and you can't always tell what you're looking at from an image.

Color Holds Longer in Some Shades Than Others

On south and west elevations, lighter colors last noticeably longer. Deep colors absorb more heat and lose their depth faster, which is why a dark accent wall on the sunny side of a house ages before the rest of it does.
